A fun game to play with a floorplan

My husband and I just closed on a condo (and by the way, woo hoo! we're homeowners, we're homeowners!!!). The one problem with the layout, which we otherwise love, is the lack of closet space. It has one and a half closets, of which only the one can actually have clothes hung in it, as marked in blue in the floorplan below:

bigger closets = better. The first would only be a temporary fix.

Yes indeed, I'm in Boston (which is to say, in this case, Cambridge). This is very near Porter Square, and has a layout really similar to the apartment I also have right now between Davis and Porter, not to mention the one I used to live in that was right in Davis. I don't know what it is about this layout and this area... lucky for me I like it, huh? :) I like the looooong line of sight through both living rooms and the kitchen--makes the places seem much larger than they are.

We don't spend much time in the bedroom, so the bedroom is going to be the small room on the right, that's just above the bathroom. The corner room above that will be the office, and the two big rooms with the bay windows will be... um... kind of a living room suite. I like lots of living rooms.

How about #3, except without the one in the middle. It would be two closets and then you could still have traffic flow through the middle.

I agree with that.. but in a different way. I am assuming you would like the closet to actually be in your bedroom? Then I would leave the top two closets and not make the bottom one, so you still have an entry into the hall from the living room. Also.. instead of making the top section a closet you could make it recessed shelves, if you prefer. Just my 2 cents. :)

More closets! What dimension will the dining room be once you take that bit away? It would be cool to make some built-in shelving while you are at it too. COngrats!

More more more more.... :) I noticed while staring at what I posted that another closet might be possible right under the "row of 3" option, snipping off a corner of the main living room. HmmmmMMMmmmm.

It's a shame that the numbers on the drawing are now way too small to see. Both rooms with the bay windows are almost 14 feet long and 11 wide (and then with the corners cut off, obviously). So say we took 30 inches out for the closets, make it 36 if we put studs in those walls, which wouldn't be necessary, but say we did... it would still be about 11' by 11'.

I would do a combination of 2 and 3. I like the idea of option number two-closing off that walk way and making it a walk in closet for you, but number 3 would be nice to make it an even deeper closet. I also agree with a poster above that suggested leaving the middle in option 3 open for traffic. So I think it would be two closets on either side of the bedroom door, one of which is a very deep walk in closet in a potentially underused walkway-since there is another one by the entryway. The only problem is that your traffic to the bathroom would be more blocked. You would have to walk through 2 rooms to get to it. If that doesn't bother you, then I think you would really get a lot of closet space from this option ( ... )

Yeah... you and kites both. Same basic idea, and I like both options! I will have to think how valuable that walkway really is though... and how valuable the direct route between bedroom and bathroom is (my husband would like to keep that route open if possible; I don't care so much but agree it would be convenient).

I liike what you did, in leaving a walkway, but I moved the door to the outside of it, and made the one closet bigger...

is that space in the upper left hand corner a wash room?
