Jeezus H Crist what the hell did I do to piss off someone so bad up there this week?! So I get the call to go pick up my replacement tires for the Mazda. I go down there and they ring me up for twice the price I was expecting. I thought maybe they accidentally ordered a set of four instead of two tires. Almost looks like the toilet seal is leaking. If thats the case, I bet the floor around the toilet is rotten causing the toilet to rock back and forth.

BUT thats if the toilet is in that area. Is it?

Not sure but I think the toilet is closer to the tub actually, a good 3-4 feet from that stain. And the renter said she could smell sewage at the kitchen sink.

Far too late. That place has been full of black mold for a long time. The county says they won't do anything about it but send a kit out to tell you how to combat it. Anything beyond that has to be a civil matter.

The plumber is full of schitt (no pun intended). I've seen leaks do crazy things, like follow a beam or a rafter for a long time until the water hits the lowest point. It's bad enough when it's rainwater or from a supply pipe, nevermind from a waste/sewage pipe :(

The wallboard on the opposite corner of the ceiling in the garage is *still* damp to the touch, there's still water in that floor. But proving it is turning out to be challenging part. And I can't just punch holes in it because that's a shared floor to someone's property. It sucks!

In January 2009 I had a similar thing happen when the sewer line for the whole house clogged and started backing up into the downstairs den area and all the way through the garage. Worse yet, it happened at night, and by the time I found out about it, things had been backing up for likely several hours. Not fun at all ( ... )

I talked with the owner of that unit tonight, basically she's blowing it all off and ignoring it. She'll have someone come out tomorrow to check it again, but her "plumber" theorizes the sink overflowed and somehow managed to soak the carpet, floorboard, fiberglass, and gypsum boards enough to cause dripping 20 feet from where the sink is located. Which is apparently fine enough for her ( ... )
