Looking for a 2 bedroom condo apartment that's available for rent from September in Toronto, very clean and close to TTC . Utilities must be included.
Willing to pay up to $1400/month.

This might be what you are looking for. Not sure about the availability, but you can always call to find out. The location is pretty good, close to Fairview mall and Don Mills station.

I personally wouldn't recommend living in a homestead property (from experience).

OP: perhaps check mls or viewit for listings? I don't have any personal recc's

Unfortunately I don't have any suggestions. I just moved out of a 2 bedroom basement apartment that I had lived in for over 3 years and even there the rent was $1200. Our new place is a condo-style 1+ and it's $1570 + utl. I'm not sure that $1400 will get you what you're looking for.

My girlfriend and I have a two bedroom apartment right off High park station that costs $1540 as of this September. Utilities are an extra $20-30 a month. The units are clean and well-maintained. It's a little over your price range, but hopefully you can find something a little cheaper in the area.

Heating is covered by the building, we don't have AC, and we only pay around $90 quarterly. The bill is through Enercare.
