From what I can recall, Stiles meets derek in the preserve. Derek is building a cabin and Stiles helps out, also befriending Peter who Derek is looking after (I think Peter is in a wheelchair). It is called House in the Woods (I forget the author) but they pulled it down to make the story an original book. I think you can find the original book on Amazon, but House in the Woods is not on AO3 anymore.
