It is probably Soundproof Box on Ao3. I'm not going to mention the author's name since they orphaned the story.

Summary: After Jared's mother dies, he buys an old, old house far away from his childhood home. Alone and introverted, always thought to be too weird, the ghost living in the house is Jared's only company. Jared doesn't exactly mind -- turns out Jensen is just as weird, if not weirder. Oh, Jared likes him.
