Good to see you posting here. This is where I post now - and not so often on Facebook. And I had no idea you were still renting. Last time the problem had something to do with heat.

It's obvious -- at least from the way you describe this -- the tenant is clearly over-taxing your electrical system with appliances that use too much electricity for that space. You had to get an electrician -- that's proof enough!

Is John not in agreement with you that something needs to be done, and she needs to stop doing these things? Why does he feel the need to be so "delicate" with her? What does he say about what she's doing? I can really understand your frustration.

I reckon 2 things need to happen.
1. That pesky tenant needs to move on.
I am sure you can find a far more deserving person who would love the place as is.

2. And I think more importantly, you and John need to find a mediator or a counsellor to work through what’s happening.
I’m thinking this issue is more about the 2 of you opposed to this tenant. You need to get this sorted as soon as possible. Wishing you the best.
