You know there are parts of home ownership that I enjoy and then there are parts that drive me batty. Dealing with "Home Warranty Companies" is one of them.

In the time we have owned our home (1 year) we have done enough DIY repairs & called American Home Shield (and paid there deductibles/service fees) enough times for the same damn problem that

I feel your pain. I can't tell you how relieved I am not to have plumbing again for awhile. At least when we put in plumbing we'll be the ones doing it so we'll know how to work on it and have good access. My pretty, yet old, house is a plumbing nightmare. Really, reminds me of Money Pit with Tom Hanks.

What a bummer. Plumbing is an incredibly uninspiring way to spend money. I hope you find someone great. My recommendations would be geographically useless to you. Good luck!
