Seven counter-offers later... I got the house.

I wish I was happier about this. It's much too late in the year to be starting such a project. Even by my revised game-plan, I expected to be done by now. At this point, a rather large part of me wants to run screaming. But logically, it's still a good idea. Or at least, I don't have a better one

Congrats! And you know you can always commisserate to me. Not that I've ever flipped a house, just...I'm the one who spends my lazy Saturdays watching the DIY network!

All very cosmetic: Finishing some painting the previous owners started, salvaging the drought-burned lawn, completing the half-finished basement. The big ticket items will be in the kitchen; there's nothing actively wrong, but the builder cut some corners (sheet vinyl instead of tile, laminate counters instead of solid surface or granite, etc.).

The work should be straightforward enough, barring the usual project surprises. The crap-shoot that is the real estate market is what's making me twitchy, but I can't control that.
