So we've looked at a bunch of places so far and have found 2 that we actually like. One is in Pepperell (longer commute, better listing price, better house) and the other is approx. 3 minutes down the road in Littleton. good pros/cons list. the only new input i have is that the house in magnolia where my sister and her bf live with my uncle has septic issues and it's a big, messy, very costly hassle

The septic issues will have to be taken care of before they can even sell the house. As it won't pass Title V right now.

FHA (who we are getting our loan through) won't appraise it if it has septic issues. Also they won't appraise for a lot of other issues, but this happens to be the one in question on the Littleton house.

And if they can't just swap out the tank and thus have to do a above ground leach field, we're not going to even bother putting in an offer.
