home buying

So we've looked at a bunch of places so far and have found 2 that we actually like. One is in Pepperell (longer commute, better listing price, better house) and the other is approx. 3 minutes down the road in Littleton. The Pepperell house just received an offer tonight but it has a condition that the buyer sells their other house, so if we have an offer, that buyer has 48 hours to get rid of the contingency or walk away from the deal.

This is mainly for my own benefit but I'm putting in my comparison/pros and cons list just so I have it and don't lose it. Feel free to skip it.

If the Littleton sellers refuse to come down on the price, as they want $35K more than the assessed price, and if the septic tank is installed above ground, then we have decided that we will walk away from the house. The above ground septic will take up most of the backyard that is actually grass and not semi-wooded. And it also sounds like the seller's agent knows that the house is over priced, as it already came down once (was at $312K).

Hopefully we'll be able to make a decision soon. If not, it's back to the drawing board. We do have plenty of time. And we both need to be 100% on board with the house. We do know approximately what we want to offer on each house. Anywho, it's another busy week for me with work, celebrating Mike's grandfather's birthday, Wednesday night gaming and then hanging out with friends on Saturday at their new house.
