I had a small leak from some flashing on a hatch (which I didn't know existed).
Two roofers said my roof was too old and needed to be replaced, the fun 5-15k figure.
A third said well, I can tell you exactly where the leak is coming from, and he thought another rubber coating would let me delay a roof by another 4-6 years... $800 total. I've had no problems, and at this point, they'd probably get my business for the new roof when I need one.
