Adam's dad fubared his credit, and he can't qualify for a car let alone a house. Don't feel bad. They're adults and can handle their own. If they are really in such a bad situation, they can sell the house. Easiest out is "I talked to a bank, they said my student loans and lack of sufficient income-to-debt-ratio precludes me refinancing a home." Just remember, if they end up not being able to pay it off, the foreclosure would be on your neck.

Good luck on the job thing though, you deserve the raise!

The latter is what I'm worried about. Although they've never been behind on their house note, I'm afraid that if they're ever tight on money, they'll remind me that if they miss a payment, it's also on me. It's a lot to deal with, so I'm just going to find a way out of this.

I could really use a raise lol thanks :)
