Seems to me your lease says she is to supply basic, FUNCTIONING utilities! It's a trade, you pay the rent, she gives you a livable environment. Maybe when you give her March's rent check suggest that April's will go into an escrow until she fixes the plumbing. Say it with a sweet little smile :-) She knows that you guys know how to do that, Suzie did it with her previous landlord. Play hardball.

Ehh, it technically functions. Just not that well. We're having email conversations with her about it, and she wants us to check out something when we get home, so we're making progress. Itty bitty progress, but still. And if I have to endure another cold shower?? Yeah, she's not getting ANY rent until that's fixed.
