And I can't argue against lending tree enough. They promise four lenders will fight over our business? We had one, that wasn't on their 'approved' lender list yet, contact us. And after I spoke to them, they basically told me that they couldn't get me a loan.
I'm working with Bank of America, and scheduled to get one of the best loans on the market today. My only problem is my debt to income ratio. If we can make that work out, which I think we are going to be able to do, I have the loan. The HoA and the new construction taxes (at Millage rate or whatever) are what threw us over the top of what we 'could' afford, and made the whole thing higher.
I'm estimated right now to be paying a whole $150 a month more than what my target was, but I'm fairly certain we can swing it.
Or my credit and income are just that bad. I'm told that the loan I'm getting is amazing, and also that it's helping a lot of people who couldn't buy homes buy a home. I think I'm among the people that would never be able to buy a home without this loan.
Probably not. She's doing a lot to help me out that is technically a "conflict of interests" with the windfall here. Not only could I get her in major trouble, but really what am I going to call and complain to them with? "I'm sorry, but your staff is not giving me enough time to work the loopholes in your system, and I don't qualify for your loan yet! Give me more time."
Yeesh. I hope that it works out for you. That is very bad business practise on her part if she's the one who screwed everything up, especially as that means what could have been a great referral from you is now not going to be. I'm sorry that the realtor turned out to be ass.
I'm not sure it's as bad business as I made it out to seem. She didn't have all the numbers until we signed the contract, and couldn't run exactly what my debt to income ratio was until such time as she had the numbers. She DID convey her doubts as soon as I said we were looking at new construction, but there isn't much more she could do beyond that until she had the numbers in front of her. Once she got those numbers, well, they didn't work out, and now we're trying to fanagle them.
I just wish you had more than ten fscking days to get a loan completely approved.

I really can't recommend Lendingtree.com enough for trying your own sources for a loan. That's how we got our house. *hug*
