House hunting begins

Time to dust off LJ as a means to blog my househunting. I don't think Pollyanna Diaries is the right forum - open to anyone to see including, potentially, the people who own the houses. So here I am.

Today, L and went to see this flat.

Is someone else going to be living with you that you would need all three bedrooms to be bedrooms? I'm asking because I was thinking bedroom 2 could be L's room and bedroom 3 could be his playroom.

Did you find out about the gardening arrangements? Is the garage shared or would it be yours?

Bedroom 2 is currently the dining room and I need somewhere to put the huge rimu dining table I am bringing back from NZ :D So my ideal would have been for bedroom 3 to be big enough for me, let L have the main bedroom so he could have all his toys in there and have bedroom 2 as a dining room, with a sofa bed for guests - as it is at the moment in fact.

The gardens are divided, which is how the living room overlooks the upstairs neighbour's. They have the right hand side and most of the back, the downstairs has most of the front and the (larger) left hand side. Each has a garage in their section of the garden.

Unless you actually want a separate dining room, I'd let L have that as his room and put the table in the living room. The third bedroom can be office/toy room/spare room as necessary.

Ultimately, the conversion plan looks good. Even combining the kitchen and back hall would give more space.

Would the table fit in the small bedroom?

Not quite, unfortunately. And it would still leave me with no spare room, which I am trying to make sure I have.

I think this one just won't work because of the space, price and all the steps in the garden.

Lovely flat. :)
Is the garage in good enough order to be part playroom?
