Heh - that's what I said and 3 months later I bought my house ;-P! It would be really good to go through the process anyway so you can see what the actual numbers will be. It's good to do your homework online but the pros can give you a much tighter idea of what your monthly payments will be and it might be less than you think. You can also claim many deductions when you own a home (all the property taxes and interest on your mortgage) so you get money back for that come tax time. Keep in mind the broker will probably want you to sign an agreement before showing you anything which basically states you can't use any other brokers.
Oo, thanks for the perspective! This is the lady that we would work with anyway because she has thrown a couple of big renovations towards Joel's boss's way. I would really like to see some real numbers, and definitely want to see the actual house so I can either fall in love or be horrified and walk away free and clear. This is a fixer-upper, so I also want to see just how much work it needs.
Looks cute! Would be fun to have all that land to grow things on! You could put out a farm stand in the summer ;-). New furnace is a plus. Septic system is not a selling point, could be problematic. Of course, that might be the standard for the area, I don't know. You deal with this stuff in your job anyway so I'm certain you know the questions to ask about the septic. It's hard to say with the fixer uppers. Sometimes they are good investments and other times you end up dumping a lot of money into them (even if you do the work yourself). Can't hurt to look!
also there are various first time homeowner things (tho the credit expired) unfortunately i didnt qualify for any of them because my house only has 1 BR it didnt count as a "house" but rather a "bungalow" hence, I have the dad-loan downpayment...
I didn't realize your house was classified as a bungalow. It looks like we'll be on our own for downpayment. My parents are busy dealing with the implications of their divorce and Joel says his parents don't have thing to help us with.
