Если отрыв небольшой, или просто дом в верхних 10% стоимости по нейборхуду, то купила бы, если он всем подходит (ха-ха, мне никогда всем не подходит, ну уж ладно).

What I do not want is when the house is so overpriced that the bank does not appraise it at sales price and mortgage is lower because of that!
We nearly ran into that with our house, RE agent gave us a lower price than we paid, based on comparatives, about 5% lower, we offered higher price to get it. So going to the bank it was just priced higher than similar houses in previous years, gladly quite in time several comparative sales at higher prices came out and bank reappraised, and the next year the city re-assessed it higherfor taxes too /sad face/. This year nothing even close in size or value came up to the market, the prices grew about 10%!
But our house is not the biggest and most expensive in the neighborhood, rather closer to the lower range because it was not renovated, but above median by size (number of rooms and square footage)

Or you can try offering less than the asking price and see what happens.

There's no asking price yet. I mean, I'm sure the developer has something in mind, but I hope that what he quoted me is not really an asking price (I think it's too high, but I'm not sure).
