Went through two more houses today. Both are within a few blocks of where we live in Fairborn. They are 1.5 story brick homes with basements, built in the 40's, and look very similar. The one on Maple is larger and has a second bathroom.

The one on Maple seemed nicer overall, from the listing. It looked nice from the street, so perhaps we expected too much. Fortunately it decided to rain today, so the sad condition of the gutters was obvious. I think I may schedule all walk-throughs on rainy days from now on. The interior was nice with two updated bathrooms and all kinds of storage space. Wood everywhere. Floors, built in dresser, closets with wood shelves. On to the bad: There was water damage a couple places inside, kitchen damage, dog smell, some broken basement windows, mold in basement. Exposed wood on the exterior would at the least need repainting but might need replaced. That included the porch and roof... All in all the repairs would be too much trouble and expense, and it was more space than we need.

The one on Xenia looked run-down from outside so I wasn't expecting much of it. The concrete steps to the porch are badly cracked. The paint is peeling off the metal porch supports. The gutter over the porch is hanging by one end. The inside....needs updates. No denying that. The kitchen in particular. Junk has been left everywhere. Paint.  Wood floors need refinished. But little in the way of water damage, nothing majorly wrong. When I looked closer, the brick was clean and in great shape, it had newer windows, and there were no cracks in the chimney. 2nd floor was super-insulated. Carport more solid than I expected. Furnace from 2005. Twice the backyard of anywhere else we've looked. The other gutters looked ok, just that one needed nailed up. Only major concern may be the wiring...
I think we might go for this one.
