My hot water system seems to have stopped dispensing hot water. There is some in the tank, but it's now warm, as opposed to actually hot. The good news is that I am fairly confident I can fix this, if it is the element that has gone.

Ballache one could do without though.

I am running out of things to go wrong.

So far:

• Oven: broken, replaced.
  
• Bath: not draining, replaced with shower.
  
• Exterior light: broken.
  
• Blind: sagging, spring re-tensioned.
  
• Roof: leaking. Still.
  
• Garage door: insecure. Lock replaced.
  
• Kitchen sink: leaking, fixed.
  
• Pipe boxing in bathroom: fell apart due to woeful bodge job by previous owner.
