Hello dorks! I need some help. My friends and I are looking for an apartment in buffalo, we've been looking on craigslist but a friend suggested going through a realtor. Has anyone ever done this? If so who did you go through and what was the process like? 
Any other suggestions are much appreciated :)

Looking for good sites/sources that lists houses for rent locally, from Amherst to nicer neighborhoods in Buffalo. We've only ever rented apartments. We're not quite ready to buy a house yet, but we are sick of apartment living.

Under what circumstances can you break a lease?

There's a crack in my ceiling in my kitchen that runs the entire length of the ceiling, and today water started pouring out of it. A bunch of other areas in the apartment started leaking as well. There's also problems with the electrical outlets and other smaller things.
