So I put in an offer on another house. This one is a 3 bedroom/2 bath colonial built in 1850. Hard wood floors, nice big rooms, cute deck and a sun room. The only major thing that I don't like is the yard is horribly small, but I can deal with that - my dogs aren't really outside dogs at all, the only thing they go out in the yard for is to go to the bathroom, then they come right back inside.
At 109,000 I guess I can't go too wrong.
