FUCK!
I just spent 4 hours driving to Farnborough and back because the letting agents for the Fleet place were insisting on me filling in credit check forms and paying their £150 admin fee.
I get back and Pensta asks to phone me. The letting agents are refusing point blank to be involved if I'm the tenant, simply because I need to claim Housing Benefit. Pensta really does need the place to be managed by such a letting agents as she's in Australia and has had a previous tenant trash the place. They've at least said I can have my £150 back. BASTARDS.
One last ditch thing might be when I tell them (I'm supposed to get a phone call from the letting agent) that I have savings to cover the deposit and 2 months rent, which they can have ALL OF up front.
So, it's almost certainly no go. If I'm lucky I'll be sleeping on a friend's sofa until I can find something else.

I got sick of waiting for his call, so I called the agents, asked for alex, it was him (so sat there not bothering to phone me)... I asked if deposit + 2 months up front was enough, "no, we'd need 6 months" "ok, goodbye" *PHONE SLAMMED DOWN*
