we did that with our house. Just offered what we thought it was worth, not what they were asking.

They were offended too.

We laughed and waited.

A couple weeks later they had no offers, so they accepted.

We're not holding our breath, I think they would not accept our offer even if desperate because of pride and pique. Their note came across very snotty and condescending, because we were obviously idiots for not wanting to pay more than both the market and assessment said it was worth. And it's their second house, they can afford to sit on it longer.

Sounds just like my dad. Bought a brand new custom house, decided they couldn't afford it and tried to sell if for not just price, but profit on the side. It might have worked if it hadn't been in a neighborhood of brand new, never lived in houses that were awaiting to be customized by buyers. It took him three years to get the picture and lower the price to something reasonable. (He did manage to sell it after that.)
