I couldn't resist picking kittens :)

Although, seriously, consider what you need and what you can afford (within comfortable parameters), and go with the best option. Remember that once there's a baby, costs *will* go up, and if one of you chooses to stay home for any amount of time, it will impact "the bottom line". Plan to spend more than you expect, and work within what you're comfortable with.

A third option is be short a guest room for a few years. Or place baby in your room, they're really not going to care. And then move/add on when you won't be so "house poor".

I knew kittens would appeal, but it seriously won by a landslide. Still, there will be no kittens.

I'm ok with being short a guest room for a while, however, I do want more space when there's a small child in the picture, and more room *between* rooms for overall privacy and peace (see interfecta's post below)

It's a buyer's market, like you said earlier. Strike while the iron is hot. :)

An excellent point, however, we'd have to sell our house and the other side of a great buyer's market is a horrible seller's market :P

But I appreciate the firm vote!

OK, I'm indecisive as usual. And kittens were too appealing not to vote for. Sorry I couldn't be more help -- the only thing working at a mortgage corporation has taught me is that I don't trust people who handle large amounts of other people's money.

Also, if you *have* a guest room, elwing's idea isn't too bad of one -- a toddler can happily put up with a smaller room until s/he starts turning into a child, since they're smaller than adults anyway. But don't count on a baby happily sleeping in your room; Ashton has never lacked for love or affection towards us, but was complete torture to get to sleep till he got his own room at 4 months of age. Seriously, the first night he slept in his own room was also the first night he slept through the night.

Besides, it's not like the stork's arriving next month. I say keep looking around and don't leap into any huge decisions till you find a solution that strikes you as being really right.

Hmm, guess I'm not as indecisive as I thought. :)

We have two good-sized bedrooms right next to one another. The room size issue is definitely not an issue. I appreciate your exeprience advice regarding a child's sleeping arrangements though- what you said is what I'm afraid of. And I value sleep. As much as I know there will be a lot less of it when baby arrives, we should do out best to remedy that and work around it if we can.

And you're right about waiting because "the stork" isn't in sight yet...this is also why I agree with rsteachout's advice below...

ok, say the house you want was 50,000 more. the addition you want is the same. which would you pick? (all things being equal)

All things being equal, we'd stay and do the addition. Unfortunately, all things are not equal :( But the fact that we'd rather stay is telling, oh wise one ;)

Similar to what others said, weigh the pros and cons as well as costs of doing either/or - I voted for the new house, partly because it seemed you and S were already "there" in your recent posts. It will be a perfect home for you two, no matter what you choose to do.
