One word of caution; the green little things on the ground are actually algae. Sims can't walk through it. All areas are accessible, but if you're annoyed that they sometimes can't walk straight to the object, just remove some of the algae.
The overviews. I forgot how much exactly the house was worth, but it was around 75,000 simoleans. It's on a 3x2 lot. All EPs and SPs are required, and as always the lot is CC free.
