We at least have a due process over here, with the RTA. Sounds like he needs a painful (for you due to process) wrist slapping (if there's osmething that can be done your end).
Fwiw, it took nearly 2 years for them to replace our falling down fencing. Even then, they only took out one side, and replaced the gate (leaving a 3 foot fence that our almost 3 foot dog easily peers over). Luckily, he's too daft to realise he can jump over it.

We're at 6 or 7 weeks trying to get this shit fixed. I used to feel terrible about the smoke damage our O' Hallow's Fire caused last year (and the subsequent nastification of the carpet). Yeah. I don't so much any more. It sucks to loose the security deposit, but my evil reptile brain WANTS them to have to deal with our left-over filth when we move out.

I can´t wait to have something we can call our own. Dealing with landlords is just...argh. Ask him why he rents this house to you if he can´t even take care of the simpliest things.
Oh, and there should be a a kind of law in the US too, that tell you your tentants rights. Might worth to have a look/quick internet search on that?
