When we got married last year, we had no idea how long it would take us to get to this point. First we had to sell his home, and then save enough money for an adequate down payment (20%), plus closing costs and costs of fixing my house to bring it to market. We are going to start building this year too. We are waiting for spring/summer for the market here to pick back up for resale of the home we are currently in.

Though I must say, I am very nervous about the building process. I have heard that the stress that accompanies it is awful.

The house I am in right now, I bought it when it was a "spec" home in the process of being built. So some things I was able to choose, but other things I couldn't, because the builder had already "ordered" the inventory. When you do get ready to shop for a new home, you can have one built from ground up or buy a spec home already built by the builder. Sometimes on spec homes, they are willing to negotiate more on the price.

I saw on your journal you are pregnant, are you planning on moving before your baby is born or wait until after? Just curious, seems like it would be stressful no matter when you do it, and being pregnant or just having had the baby will definitely add more stress. I moved when I was 8 months pregnant with my daughter and that was hard for me, but to be honest, have no idea if it would have been harder or not to wait until after she was born. Good luck!

We will are going to build from the ground up. The house we are currently in was built as a spec house as well but we didn't get to choose much of anything except the interior and exterior paint colors. We are currently stuggling to find a lot to build on because we want a basement homesite. In our town, excavating a lot is expensive due to lava rock concentrations in the soil so there are only a few subdivisions and lots available for that. It has been stressful just looking.

We are planning on moving after the baby. Right now our market is adjusting after a period of rapid growth. It slowed dramatically over winter but the prices aren't reflecting that. However, in about two months they will and it will be prime to sell our house.
