Wow. What a nutter. Do you have an yearly contract? You could try buying her out, although I know that'll cost a lot. Laws on leases are strict so you can't force her out unless she breaches a covenant on your lease.

Also, if she threatens you again, tell her you're calling the police. If she thinks you're bluffing, pick up the phone and dial them. A threat amounts to an assault and if nothing else it'll teach her that you're serious and that you won't be bullied.
