If you own, you're liable for accidents on the grounds; if you rent, the landlord/owner of the building is liable. This would hold true if he slipped on ice, or his foot caught on a loose brick or edge of concrete of the sidewalk.
If you stuck your foot, or left your boot in his way, it's on you.

Then again, so does the work insurance.
The only shitty thing is each insurance company would try to make me fight it out with the other.
