I really don't know about your neighborhood being an issue. My experience has been that it's hard to find a nice place to rent--especially a house--and any neighborhood in Seattle is fine.
These are the only "acceptable" conditions for me to move out, and I'm not even sure I buy that these are acceptable (because of the effort to manage remotely, not to mention the painting, cleaning and floor work costs to get the place in rent-able shape:

I could always advertise for the full $2300 and just see if anyone bites. If no one does, then no harm no foul. I'll just keep on trucking along like I have been until a better option arises.
