One that ensures this stuff gets taken care of in any case, and that is sometimes more agreeable to sellers than simply selling the house for less. There's a way for the sellers to put $xx,xxx into some sort of escrow(?) account you draw upon to get the work done. If I'm remembering correctly, this happens at or near closing so that the sale isn't delayed or anything. Might be worth asking about when you make your report to the sellers with all these inspection results.
