I actually assumed that the bet would be something to do with AJ and Brian getting together. In fact, my guess was that Kevin thought there was some potential for something to happened between AJ and Brian, and so was deliberately setting up a situtation to let it happen. You've already told us that Kevin had noticed AJ watching Brian, and also made a point of AJ not being too observant while Kevin does spot things. So it would seem logical if Kevin had also perhaps noticed Brian returning the interest without AJ being aware of it.
