I don't really know the first thing about house flipping, except that it's something that I'd love to do (if I were 20 years younger). But I wish you all the best with it. If you get one for a good price that doesn't need anything major (ie mostly cosmetic work), then I think you can make a go of it. Best of luck in any case.

This is true. FWIW, the only thing I'm bone-deep sure about is that I want to be rich so I can devote my life to spoiling my cats, which is pretty harmless as these things go. ;-)

But have you ever considered hiring on with a general contractor? If you're -good- at it, and you -enjoy- it, why not go for the hourly pay without the risk?

Because that would involve having a boss, who would almost certainly be less intelligent than me, and make stupid decisions, the results of which would land right on my head. IOW, it would be just as sucky as having a regular office job, with the added bonuses of working in bad weather and not necessarily having consistent employment.
I don't want to be the one that nudged you into doing this, because it's a huge step. Not that that's likely; you know your own mind. Anyway, once it's definitely a go, I'll be behind you with every bit of encouragement and sweat I can muster. If you do this, you will have a support structure.
