My theory on the church thing is very simple. New congregations may not yet have the funds to build their own church, and with the economy in the crapper rent on commercial spaces is quite reasonable. As for why there are so many new congregations taking advantage of the commercial real estate slump, you've got a lot of conservative Christians who are feeling that the world has suddenly gotten a lot more hostile to their way of thinking, and even their churches they used to go to seem to be abandoning them (mainly by treating "sinners" as real human beings, but I digress). So they split off into smaller groups of more like-minded people to hunker down for the culture war.
