u may want to look into renters insurance since people might be coming and going...should anything be damaged.
I rented an apartment from a local lawyer. and you would think he would have been on the up and up but teh houses chimney was not pointed properly. he was aware and did nothing... roof leaked and ruined some of my furniture. eventually it was replaced but i got renters insurance for that reason.
i dont know about pets. there is such a thing as pet insurance but not sure how it all works.
and DEFINITELY set some ground rules about how much time and notice you demand... 1 hour when you are at work does not sound reasonable. gives you know leeway to be there.
