Yay you, Jade! So you did decide to move.

Moving is a pain. When I was in university I moved every 4 months. As the years went on and I accumulated more and more stuff it got harder and harder. But now I would dread moving even more because I've been here for 8 years now and have a TON of stuff that I would hate to pack and move.

Sorry I don't have much advice for selling your house. I'm in the same boat as you in that if I have to sell this house I would have to do a major cleaning and redecorating to make it look attractive for buyers.
