Real Estate agents - unless, perhaps, you're dealing with the very elite ones that sell multi-million dollar flats (not sure what money you're talking here :) ) - are little more than glorified admin trainees in dodgy suits.
The one I dealt with seemed quite... well, not quite bright... and had no real idea what to do apart from parrot what she was taught.
It's very easy to use that to advantage, and given the importance of what you're buying, I'd be climbing all over people to get your best deal!
In other words, don't be afraid to be a demanding, vociferous and dangerously intelligent #@&#* about the whole thing (except not to the hubby, of course ;) )
