HAHAHA, You're not going to believe this!
So we got our initial letter from the bank's attorney's that they're proceeding with the 'Deed in Lieu', which is the same as a 'Mea Culpa', apprently.
And they said the Quit Claim Deed from the previous owner was never filled out properly.
The previous owner is my deceased Grandmother!

Turns out back in 1993, SHE WAS the Trustee!
So tomorrow, after my interview, I have to call the bank & find out what we need to do.
Can't figure out why the Title Company or the Recorder's Office didn't notice this when we bought the house in 1998!
