Talk to Rick about getting an apartment together for a year or two - if you're both hitting even living apart, you'll have extra by taking that time together in an apartment. It'll give you time to save up a downpayment for an FHA loan, which you honestly don't need that much for depending on the price of a house you end up looking for. My siblings and I bought ours for $91000 plus $5500 from the buyer for closing costs - we paid $2500 for the downpayment, and then the remainder of closing costs was about $1500 (keep in mind there are other expenses though, like home inspection and title/laywer costs). We also had to look for a house that had 3 large rooms and enough space for three adults living together. You guys would probably be able to find something that would fit you well for a lesser price ( ... )
