Arrrrgh!

After spending a couple hours down in the basement after work with the wet vac, it's mostly dry down there this morning, which means it still a little wet, but the dehumidifier seems to have things in hand. The laundry rug and some floor mats are draped over the clothesline outside. There was some damage, although the worst bit was more collateral ( Read more... )

My mother's Cape tenant reported that after the same storm they had water under one of the upstairs windows, leaking into the dining room ceiling. They had new windows put in down there a couple of years ago, and I wonder if they are the problem - certainly my grandparents never had a leak in 30 years (except in the basement, which was a Known Issue).

In your mother's case, it could be a caulking issue, as in the contractor might not have done a thorough job when they installed the windows. If they were vinyl windows, the sill plates shouldn't rot out. If they're wood, that'd be something to check. Screens can trap water on top of the plates, and they rot. That's the case with mine, plus now the sashes are starting to fall apart. These windows are only twenty years old. The sashes should certainly last longer than that. I am terribly discouraged with home owning right now.
