Be careful. Even if they can't prevent you from having the place inspected, they can prevent you from making your agreement to purchase conditional on whether the house actually passes the building inspection.
We just spoke to our agent, who spoke to the seller's agent. Apparently their lawyer misunderstood the wording of the inspection clause and thought we were asking for said inspection to be complete by the end of this month. Which is impossible, since they haven't broken ground yet.
It's not a conditional on inspection offer, but it does state that the builder must correct any deficiencies before we close. My understanding is that it's less common for inspection to be a condition on the purchase of new homes since they are under warranty by the province.
This is true, I didn't realise that you were buying new. I've heard many stories about people being horrified upon seeing the inspector's report and overjoyed that they can walk away from what looked like a dream home.
