Where have we been the past 5 weeks?

Where do I start?

Here's the deal. In 2005, we got out of paying for mortgage insurance by getting one of those scary adjustable rate mortgages. Risky, I know- if you get as much house as you can possibly afford. What a grueling task.
Having lived in an uncompleted home for the better part of a year, I can totally sympathize with that unsettled/stressed-out feeling. The new room looks amazing.

I heard you've had some big improvements done- I'd love to see them sometime.
If it wasn't for the awful timing, I would have looked forward to this kind of remodel. But I'll admit that I love the new room.

I love the nick-name Bruddah Iz! That song needs to be the backgroud music if Johnny & I ever have a nice wedding ceremony. And I agree- we've got great friends.

Oh man. That's a mess sis! Congrats on getting it all fixed. Did you do anything to seal the basement from further water? Can you keep the water from getting in, even if the surrounding soil is soaked?

The reason why I ask, is because there is some thought that this sort of "100 year flood" may become more common in the coming years! (eep!)

I know that's a stressful thought too. Sorry.

Yeah, the picture that shows the Drylock? (I think the brand is spelled Dryloc.) That stuff makes the concrete like a swimming pool. Water can't seep through- in or out. And the windows were the original house windows with a wood trim & you could open them. So they didn't have any real protection from water getting through except the window wells, which filled up pretty quick. So our windows will be taken out, rebuilt, and sealed shut. When they are put back in there will be several sealant barriers between the window & the house.
Finally, I plan to re-dig my window wells myself, and fill them with fresh gravel. I will also add an automatic window well pump. When the sensor detects water, it turns on & pumps the water out of the well.

All of these layers of protection should help keep our basement dry as the weather gets crazier.
