I agree with Stacey. You can market the Florida Keyes to the Florida market, And Now for a Word to a broader market.
On the other hand, there are a lot of northern transplants to Florida. Plus you have the snowbirds. I'm betting a lot of people know someone who lives in Florida - so there could be a larger interest than you think.

I hope you don't mind the drive-by friending... but it's so rare when I run across someone who seems genuinely interesting. And not in that "how long before they show up at the post office with an AK-47?" sorta way...
