Real estate purchase issues... I need advice on who to go to.

I haven't been spending *all* my time playing WoW, lol...  I've been doing business-type stuff too... and it has me about ready to pull my hair out.  I need help.  I'm not sure a regular realtor would do what I need, but they might. Let me explain...

*nods* Exactly. And we offered them $450,000.00 for just the farmland. They still wanted $600,000.00. And, in fact, they've worded their "contract" so that's exactly what they're getting... we're still only get the farmland for $600,000.00. No freaking way. Not when the entire property... house, barns, cows, and all... only appraised for a little over $500,000.00.

Yes I'm thinking to myself if they think I'm going to spend over half a million dollars on something and not have legal representation, they're more off their nut than I think they are. :D I'm just not sure if I could call any law office or if I should start with a realtor. :\ I don't want to get in over my head.

In the few property purchases that I have been through (and only one of those was with my name on the deed!), we only dealt with a realtor if the realtor was already involved -- ie: if they were hired to list the property by the current property owners.

Otherwise, it was direct communication with the owners, then a group meeting with the notary (a lawyer in your case, I guess!), who would draft up the agreement of sales.

So, my recommendation would be to contact a lawyer. Maybe even try to find one who specialises in property sales.

But then, my view on realtors is that their job is to help find buyers for property. You already know the property and property owners, so a realtor sounds redundant to me. ;)

I think you need an actual real estate attorney. These people sound like they are freaking loopy, and I wouldn't deal with them any more without one. They are out to take you for whatever they can.

This is my thought too. Also, I might be way off base here, but if you haven't signed anything then you shouldn't be legally obligated to pay them anything. Even if you do back out.

I second the real estate attorney comment.

Sounds like these folks have a bad case of Don't Wanna Sell, to have the price so high and all these stipulations. Then when/if you say "get lost" they can comfort themselves with "oh, we TRIED to sell and make our lot better but POOR US, no one would help."

And what they're proposing is beyond crazy. It's like they want to be sharecroppers or something.

I think a realtor would probably do that. The nice thing about having a realtor, is that any haggling is done to the realtor, etc. You don't have to deal with the seller/buyer directly. It saves a lot of awkwardness in the long run. You can also consult a lawyer, it never hurts. Good luck.

P.S. It sounds like the neighbor's terms are awfully unrealistic.

Uhhh. I don't know what kind of loan you have, but certain kinds will refuse to pay for more than a piece of property appraises for! That is RIDICULoUS. They want to sell to you but keep making money? and LIVE ThERE?

There is normally a clause in contracts if you bail, but it is normally only the cost of an inspection or appraisal or a fee that the sellers have to pay. That is .. wtf.
