The perennial leak in the corner of my apartment, long thought unfixable, is fixed, as is the wall that took its abuse over the years.

Well, as you know, every time the leak would manifest and I called about it, someone would patch the roof and it wouldn't really do anything. So, to be fair, there was a while there when I simply stopped bringing it up. When the damage shown on the left appeared early this month, I told my landlord "I understand that there may be nothing you can do to stop this leak from happening occasionally, but you'll probably want to replace this drywall." She claimed no memory of ever having been told about it before.

But this time, she hired someone really attentive to work on it, and my wall appointment was postponed for two weeks (with my furniture clustered in the middle of the room because I wasn't about to move it twice) because they noticed more things about the exterior that they wanted to fiddle with just in case it was the real source of the problem. And I'm told that there is sheet metal on that part of the roof now.

I had something like that happen with a tree in the backyard once:

Me: "There's a dying tree in the backyard, you ought to have someone look at it before it falls on something."

Them: "Sure, sure, whatever."

Me: "There's a dead tree in the backyard, you ought to have someone take care of it before it falls on something."

Them: "Sure, we'll have someone look at it."

Me: "That dead tree in the backyard fell on a neighbor's garage."

Them: "WHAT DEAD TREE?!"

... did they actually fix the leak, or did they just move the wall forward so that the leak is covered up by dead space behind the wall? o.o

They tore out all the rotten wood, leaving only the stucco on the outside, and replaced it with insulation foam. The corner protrusion (covering an ancient and tragically underutilized gutter pipe) had to be extended for want of something solid to affix it to. They were very nice and measured to make sure my TV cabinet would still fit alongside it where it had been.
