House Hunting

I just looked at a house. It needs a bit of work. Good price. I can totally see myself there.

Now to decide if I want to put an offer on it.

is it work you will do?
Or can expect to afford to have done?
And will you pay good money to a third party to inspect it?
If yes to all three... !! sounds exciting! :D

Depends.

There is a bit of water damage. Don't know if the source has been fixed and the interior hasn't, or what. The exterior (roof, eaves) I would pay to have fixed, the interior (drywall) Stephen says he can do.

Carpet in one room needs to be replaced. Pay someone.

Cosmetic things like fireplace mantels and baseboards need some sanding and stain/paint. I would think I would be able to do those things myself.

Eventually a freshening up of the bathroom and kitchen, but those wouldn't be immediate expenses.

So, to move in, I know the water damage and carpet will need to be fixed. Hopefully an inspection won't uncover any other problems.

It *IS* a 109 year old house. :T

It is exciting! And scary! ;)

Fab! The rumor mill is saying that 30 year fixed mortgage rates might drop as low as 4.5% this week. Are you pre-approved?

That would be awesome. I am pre-approved, but from a couple of months ago at 6.5% when the market was 6.25%, I think. Hopefully I won't have any issues getting the new lower rate. I'm not sure how that works.

The house I'm considering is 109 years old! Thought you could appreciate that. :)

What is happening to the place you are living in now? Aren't you living over off Hurstbourne? You prob want to get away from there anyway.

Maybe you would want my apartment! It's in a great location and cheap.

The lease ends on my apartment and my roommates aren't planning to stay here past then. Your apartment is pretty extra rad.
