So, I thought I had a plan, it was a good plan, and would get us into a house, maybe in September... if we were able to get a loan with little or no money down that is.... and we get decent returns from the IRS this year... (which we should? I hope

It doesn't have to be one of those options. My soon-to-be stepmom is a realtor and she seems always to be finding ridiculously cheap but still nice listings for her verious clients. You just have to know where to look and who to ask I guess.
