Remember that the roof, the water heater, the furnace, the plumbing, the electrical wiring & fixtures, taxes, snow removal, parking, and multiple levels of insurance, are your task to deal with once you buy. All these things must be budgeted for and/or time allowed for them. You have to expect to spend money on a major repair at least once a year (that's $K). Watch not to paint yourselves into a corner with the mortgage - you have to keep some cash over for these kind of emergencies. Cause the bank likes for you to take care of their property.

Yeah, THOSE would be the hesitations I have. I immediately thought of your water tank horrors, or when tree roots wre growing into my mom's house's plumbing, or the old lady who drove through my friend's window, etc. I'm ... admittedly a worst-case scenario thinker and upon knowing that it'll all be on me ... yeah. ^^;;;

Hence my "no idea how I'll ever afford it" ^^;;;;

I say go for it! roofs and water heaters are once every 15 or 20-year things, plumbing and electrical can be hit or miss, just make sure you get a good house inspection, GET A HOME WARRANTY!! I already replaced my hot water heater and it cost $200 instead of $1,000! people driving through your window is why you have insurance, I'd steer clear of condos and townhomes, they are basically glorified apartments and you throw money down the toilet to an HOA that mandates every move you make in your own home...buy a house!

Yeah, the condo idea is out. I'm not a fan of anyone telling me what I can and cannot do in my own home.

I have already given this thought into the idea. I have the larger income, and generally pay the rent off just my income. This is paid for in 1 of my 2 checks a month. With what I am currently paying in rent, we could feasibly afford a 150K home. Instead of paying the same money for something we will never own.

I've liked home ownership, but the outside stuff does take its toll. We fantasized about a house cub for quite a few years. We thought he might even occasionally help us out around the house! ;-)

The house two houses down is for sale! Come be my neighbor! :-p

If you guys are really looking into it, I can tell you the stuff that I went through and point you in the direction of the lady that made my morgage happen. My basement may leak. I need new windows. I have a laundry list of things I want to fix/improve but I dont regret buying my house. I love that it is MINE.
