We may or may not be crazy

No link because I don't want to jinx it (I'm silly that way. Sue me.) but...

With barely a moment of warning, we started drawing up an offer today. Our agent had a company meeting today, so we couldn't go over it to officially put it in, but we'll be hearing from her tomorrow.

GAH.



1. We haven't had a walk-through (we have one scheduled tomorrow afternoon.) I know, crazy. We've seen dozens of pictures of this place and similar houses in the same development, and have done plenty of drive-bys and peeking in through windows--we even have a floor plan--so we have a very good idea of what this is like. We've been watching this particular place for months, waiting for a price drop, but we haven't actually walked through it, yet. We're assembling the offer anyway, because...

2. Another house in the same development was sold within 24 hours of a healthy price drop. This place? Just had a *massive* price drop today, to the same level as the one that disappeared. We may well lose this if we can't get an offer in right away. (Which is bizarre in this market, I know.)

3. We haven't yet gotten to the offer stage with anything yet because (in part) we've been waiting for Chez Fou to close and/or the stock market (aka our down payment) to get to a healthier point so we'd have earnest money. Things went a little wonky yesterday, pushing the official close and therefore money transfer out until Monday, and we haven't yet sold the stock we're using. If they want earnest money tomorrow, we're going to have to do some serious bank account drainage to come up with something.

4. I adore almost everything about it with two exceptions: It's not quite the neighborhood we really want (a little further south, and the school it's zoned for is meh), and it looks like the HOA is a little on the pocket dictator side. This would likely be true, however, for just about anything we're interested in.

The thing about this place, though, is that it's the only one of the realistic possibilities that's really evoked an emotional reaction from us. We have two other options we may offer on this week if this falls through somehow, but neither has really fired us up the way this one has. They're not terrible or anything--both are perfectly lovely, and one certainly has some "wow" features--but they lack some of the "holy crap!" factor this one has.

Any good thoughts or wishes you may have available would be appreciated. I'd love for this to go through and work out for us!
