I finally got through to a live person at fair housing. Everything is pretty much as I had figured it was. By buying the property, the new owner also assumes responsibility for the existing lease. The lease is not just between me and the previous owner-- as she attempted to lead me to believe-- but between me and whomever owns the property for the term of the lease. The only way she can get out of this obligation is if she can get me to sign a new document. This would void any past agreements regarding the tenancy, including how long we could stay and how much we pay.
The woman at Fair Housing was incredibly nice and cautioned me not to sign anything whatsoever. Now I am going to write a letter to my landlord with my rent enclosed explaining all of this to her. I am also planning to start looking for a new place as soon as classes are over. If anyone comes across an affordable 2-3 bdrm in the LBC-- or any decent school district in greater L.A.-- that will come available around mid-summer, I would greatly appreciate the tip.
